We deliver retrofit and refurbishment works ranging from individual energy efficiency measures and renewable energy system installations, through to extensive structural alterations, extensions and building reconfiguration. With a deep understanding of the complexities and sensitivities of working in occupied properties, we are experienced in minimising disruption and ensuring effective stakeholder communication and engagement throughout the project. Holding MCS and PAS2030 accreditations, we are able to deliver large scale projects to meet the PAS2035 standards and support our customers in securing funding while complying with the requirements of the various funding streams. Timber Frame

Our timber frame system is a panelised-solution designed to achieve high levels of fabric thermal performance and airtightness whilst maintaining affordability, reliability and ease of installation.

Retro t & Refurbishment With BOPAS accreditation our system is an assured solution not only for new build housing, leisure, education and other low rise buildings but it can also be used effectively for retrofit of non-traditional housing and other existing framed buildings.

Our advanced timber frame panel system is designed and built using tried and tested components to deliver optimised fabric performance to meet the Future Homes Standard and the highest levels of performance.

Renewable Energy Systems

With extensive experience of designing and installing renewable energy systems, we work with social housing providers, private landlords and owner occupiers in transitioning from fossil fuel heating systems to all-electric systems and installing micro energy generation and storage systems. Our teams can undertake the full scope of mechanical, electrical, ventilation and plumbing installations to both new build homes and the retrofit of existing homes, including alterations and decommissioning to gas fired boilers. With electricity tariffs remaining higher than gas our team will always consider the impact of switching to electrified heating solutions on users’ energy bills when developing technical proposals.

Client: Joseph Rowntree Housing Trust Location: York

The generosity of the public space is equally extended to the spatial standard of the individual houses. The light-filled homes are notable for their fabric-first approach, pushing boundaries on space standards and dual-aspect living spaces. The Joseph Rowntree Foundation is passionate about tackling fuel poverty and is committed to driving innovation and higher standards to provide affordable homes. The houses at Derwenthorpe are designed and built to optimise the use of offsite manufacture combined with renewable energy to deliver low energy, comfortable and desirable homes.

An integrated solution: Designed and built to meet the Future Homes Standard with high performance fabric, air source heat pumps, integrated solar PV and battery storage. Built with care and attention to detail using a highly insulated, advanced timber frame system including roof and floor cassettes.

Description: Derwenthorpe, an award-winning development in York, is the outcome of a long-term vision, conceived and sustained by an exceptional client, the Joseph Rowntree Housing Trust. Designed by Studio Partington Architects, Derwenthorpe is a vibrant and supportive mixed-tenure community providing high quality, energy-efficient, and well-managed homes – an exemplar that can be replicated by other housing providers.

Technical solution: • An advanced timber panel system manufactured to provide a highly insulated fabric envelope • Careful attention was paid to junction details and assembly to ensure good airtightness, low thermal bridging, and fire safety • An integrated energy system was designed to optimise the use of micro generated renewable energy and reduce energy costs by minimising the use of grid electricity • The heating and hot water is provided by individual air source heat pumps with thermal storage • An integrated PV panel system was installed on the roof incorporating battery storage • A demand controlled ventilation system was installed to ensure good air quality • Remote access allows users to understand and manage their energy use and to access real time performance data.

NCC Energiesprong - The first Energiesprong Assured Performance retrofit in the UK

Client: Nottingham City Council Location: Nottingham

Following a competitive dialogue tender process, Melius Homes was appointed by Nottingham City Council as Solutions Provider to deliver an Energiesprong retrofit to transform the properties into warm, comfortable, affordable, and desirable homes.

An integrated solution: The Energiesprong approach requires the Solutions Provider to design and install a solution to achieve a comprehensive suite of defined performance outcomes. With a clear focus on the performance in use outcomes which includes lifecycle costs, a significant emphasis was placed on ensuring a fully coordinated approach to design, component selection, installation, and commissioning. To minimise disruption, reduce on site installation time, and to allow future industrialisation,

Description: The scheme comprises a total of 155 1960’s built William Moss style concrete cross wall homes, with a mixture of 3 storey houses, bungalows and low-rise flats. Whilst structurally sound, the existing building fabric provides very poor thermal insulation and therefore the homes were cold and difficult and expensive to heat. Many tenants simply did not heat their home because it was too expensive.

NCC Energiesprong - The first Energiesprong Assured Performance retrofit in the UK

The use of offsite manufacture was also deemed necessary to achieve the enhanced quality assurance and confidence that the installation would meet the specified performance outcomes.

Technical solution: • An advanced timber panel system was manufactured by Melius Homes in our production facility in Nottingham to provide a new highly insulated fabric envelope. Careful attention was paid to the interface with the existing structure to ensure good airtightness, low thermal bridging, and fire safety • An integrated energy system was designed to optimise the use of micro generated renewable energy and reduce energy costs by minimising the use of grid electricity and managing the time of use • The existing combi gas boilers were replaced with either individual air source heat pumps or communal ground source heat pumps. Some properties retained gas boilers and were made heat pump ready • An integrated PV panel system was installed on the roof incorporating battery storage • A demand-controlled ventilation system was installed to ensure good indoor air quality • Extensive metering and ongoing performance monitoring allows users to understand and manage their energy use and facility managers to access real time performance data.

NCC Energiesprong - The first Energiesprong Assured Performance retrofit in the UK

Project timescale: Commenced 2018 – completed 2023

The works were programmed to be delivered in five phases allowing learning to be adopted and alternative methods of work and technical solutions to be piloted and tested.

Delivering outcomes: • CO2 emissions reduced by 70%

• Space heating demand <40 kWh/m2/year • Net energy consumption <1,500 kWh/yr This is energy which comes into the home from the grid minus any exported energy • Tenant energy bill <£320/year (Plus comfort charge. Based upon fair useage parameters and assumed tarrifs).

The Nottingham City Homes NCH2050 Homes project received funding from the European Union’s Interreg NWE programme and the England European Regional Development Fund as part of the European Structural and Investment Funds Growth Programme 2014-2020.
